Hey Guys! Buying a house is really exciting…

But, if you look on the other side, it can be scary, stressful and can be little painful too as there comes a need to deal with paperwork, approvals and “hoops” of all kinds.

I am a broker involved in real estate business from the past few years.  Whenever buyers come to me, I simply ask them two questions…

1. What do you want in a house?

2. What do you need in a house?

Often people get confused. But to be honest, if you are planning for a roof over your head there are certain factors that need to be considered. Like, three to four bedrooms, running water, electricity, a white fence and so on…

In order to make your search process simple, here are certain things to check before buying a property in India.

Is the building structurally sound?

Well, this is worth considering before you set your foot inside the new house. Always check what’s happening on the top… Look up for big cracks, especially where extensions join, bay windows and end-of-terrace walls.

Which way does the house face?

You know directions play an important role in Vastu, i.e house facing direction. Generally, North and East directions are considered the wonderful directions. It is believed that the North facing entrance provides wealth and prosperity. While East facing is called “fame” direction. So, it’s advised to avoid a property which has a door facing in the South West direction – as it can bring struggles and misfortunes in your life.

How much storage space is there?

Storage space is often overlooked by most of us. You should always check whether the rooms are big enough to serve your needs. Check whether there’s enough space to keep your cupboards, boxes, and junk.

Is the Plumbing up to scratch?

Just run the taps to check the water pressure. Ask whether the pipes are insulated or do they need to be replaced?

Have a home inspection done

This literally means, get your hands on everything as buying a house is the biggest step. So, check out every faucet and light switch, flush the toilets, and open every window and door to know if any cracks are present. For me, this is a cost-effective solution, where one can be ensured that everything works firsthand.

Does the house have good natural light?

Well, this may seem like a minor consideration. But trust me, bad natural light can really have an impact on the attractiveness of your house. That’s why I would suggest – natural light should be an important part of your inspection list. However, the best method is to visit the house during the day…

What’s the area like?

· Are you near a bar that becomes rowdy in the evening?

· Are there noisy roads or train tracks in the nearby vicinity?

· Does it have good access to the road?

· Is it easy to get public transport from there?

· Can you walk to shops to get a pint of milk?

· Is there a local dump in the smelling distance?

Finally, verifying the identity of the seller, legal and taxation aspects of the property…

In conclusion, I would say – buying a home is a crucial decision. So, if you like the property, arrange another viewing and scout out the local area a bit.
