List of property documents - Check before buying a property
Are you planning to buy a property? Of course, you have landed on the right page. Few years back, I was in a major trouble. l decided to get a property and after deep research, I was able to find one. Everything was set. But, I was not satisfied completely. I was having sleepless nights as the registration was getting close. Many questions were coming to my mind-like how would I know if the property was all in the name of the person to whom I was about to hand over the money. Frankly! Once this doubt had set, then thousands of where's, why's and how to get into our minds...
Soon, I got in touch with the lawyer and asked his opinion. He gave me a list of documents that I would like to share with you: Absolute sale deed in the present seller's name Yes, this is the most important piece of paper required for property purchase. It has to be produced in original as it establishes the ownership of the title of the property.
Extracts - Registration of the property
This is an important document for the registration of the property. It is known by disparate names in different states. Equally, this document is a proof which states that the property as an entry in the local municipal records.
Mutation Register Extract
This particular document is for Gram Panchayat properties which provide the details of previous ownership. You may consider this document silly, but these papers are mandatory if you are buying a property in Gram Panchayat jurisdiction. General Power of Attorney This document is a proof which shows whether the sale or purchase of a particular property is done by an authorized person. These papers are quite essential if you are planning for a home loan.
NOC from Apartment Association
There are many as 19 NOCs that have to be acquired by the developer from different authorities while dealing with a house project. So, you may ask the developer to provide the copies of these NOCs to maintain in your personal records.
Allotment letter
This is another important document for getting a home loan. It is issued by the developer or the housing authority stating the entire details of the property. This letter is issued on the letterhead of the authority. Besides, it is issued to the first owner and other owners can ask for the copy of the original letter from the seller.
Possession Letter
This piece of document is provided to the buyer by the developer. You need to present the original copy of this document for getting a home loan.
Encumbrance Certificate
An encumbrance certificate is needed to prove that the property does not have any pending legal dues or mortgages. This is one of the key documents banks generally ask for before they grant you a loan.
Payments receipts
Don't forget to collect the original payment receipts from the developer if you are buying a property.
Completion Certificate
This document is needed for getting a home loan. The paper establishes the fact that the building is made according to an approved plan.
Occupancy Certificate
This certificate is issued by the local authority to the developer to establish the fact- that the building is finally ready to be occupied. Finally, I would say buying a property solely relies on the"chain of documents". I got a good night sleep after I got the above-mentioned documents from the seller. Now it's your turn.
